Private AI for Business

Real estate / lease documents and obligations

Leases hide the obligations across pages, schedules, and renewals.

We build private workflows that extract lease terms from full agreements, schedules, and side letters, compare the portfolio position, and prepare a review pack for the property owner or legal team.

Where lease review loses time

The answer is in the lease, but it is not on one page.

Rent, term, break options, maintenance, insurance, assignment, and notices can each live in a different schedule.

01 / TERMS

Extract the key position

Identify parties, premises, term, rent, deposit, break clauses, and review or renewal dates.

02 / OBLIGATIONS

Surface the ongoing duties

Find maintenance, insurance, use, assignment, alteration, and notice requirements.

03 / PORTFOLIO

Compare the estate

Prepare a portfolio view of dates, obligations, and expiries for the owner or asset manager.

The property boundary

The workflow prepares the record. It does not value the deal.

SOURCE

Keep the lease attached

Extracted terms remain linked to the original clause, schedule, and document version.

CONDITION

Flag what is missing

Unreadable schedules, unsigned pages, conflicting dates, and missing exhibits stay visible as review items.

DECISION

The owner decides

Valuation, legal interpretation, negotiation, and lease action remain with the property owner and advisers.

A first lease review workflow

Build the extract the team currently retypes.

Name the lease set

Choose one portfolio, property, or deal set where the documents and questions are clear.

Define the fields

List the rent, term, option, maintenance, insurance, and notice fields the team needs.

Test with real leases

Include long leases, schedules, side letters, scans, and damaged documents in the review set.

Deliver the review pack

Return the extracted terms, open questions, and portfolio summary for the owner or lawyer.

A lease portfolio is easier to manage when every obligation has a place in the record.

Why trust Pristine3D?

We build and operate production software.

Pristine3D Ltd builds and operates live digital products, and we run private AI workflows internally as part of our own operations. We scope around your real workflow: the documents you own, the questions your team asks, and the access boundary you approve. Based in Lagos, Nigeria, we work remotely with clients worldwide.

METHOD

We start with the actual workflow

One input, one output, one test set, and one person who owns the result. We scope a real workflow instead of a transformation programme.

OWNERSHIP

The boundary stays visible

Cloud, model, storage, and messaging accounts stay in your name. The chosen data path, access rules, test record, documentation, and training are part of the agreed scope.

Pricing / fixed scope

Know the starting numbers before you ask.

The final quote follows the workflow. Infrastructure and model bills stay on your accounts.

Annual support

Straight answers

Common questions.

Can it tell us what a lease is worth?

No. It extracts and organizes the terms. Valuation and commercial decisions stay with the property owner and advisers.

Can it read scanned leases?

Yes, where OCR is part of the scope. The extraction is tested on the client's actual scans and schedules before use.

How is this different from the real estate page?

That page covers the whole real-estate operation. This page is a specific recurring workflow: lease review and key-term extraction.

Own your knowledge base

The model is not the product. The knowledge base is.

Documents, the retrieval index, access rules, and the workflows built around them are the asset, and they compound. We deploy so the knowledge base stays yours: on your accounts, in the environment you choose, under access rules your team defines. The model behind the answers is a connector, so the knowledge base moves with you, not with a vendor.

THE ASSET

Your corpus, your index

The document store, metadata, and retrieval setup live on accounts you own. No vendor holds the corpus.

THE LOCK-IN

Models are swappable parts

Change the model provider, move regions, or go local without rebuilding the knowledge base or the workflow.

THE ALPHA

The knowledge base is the alpha

Every improvement to the corpus improves the answers, and the improvement stays with you, not with a vendor.
